
Palm Jebel Ali is getting the piece of infrastructure that turns a master plan into a neighbourhood. Dubai Retail, part of Dubai Holding Asset Management, has unveiled The Yard — the island's first retail and lifestyle destination, scheduled to open in 2027. The waterfront development will offer roughly 70,000 square feet of gross leasable area and bring together 26 concepts across retail, dining, wellness and healthcare. It is designed to serve around 20,000 residents across Palm Jebel Ali and the neighbouring communities, and it arrives just as the island's first homes are being handed over.
What will be inside
The first confirmed tenants read like a checklist of everyday life rather than a luxury showcase: a Waitrose supermarket, a branch of American Hospital, Jumeirah International Nursery, Bateel Café, Friends Avenue and Piccoli. The layout is built around open terraces and communal areas with direct links to a waterfront promenade and nearby open spaces. McLaren Construction is the main contractor. For Dubai Retail, The Yard expands a portfolio that will grow to 57 malls and lifestyle destinations across the emirate.
Where the island stands
Palm Jebel Ali is Nakheel's largest waterfront project: seven islands and 16 residential fronds with 120 kilometres of coastline, more than 90 of them beachfront. The first phase comprises 1,272 villas — 544 on Fronds A to F and 728 on Fronds K to P — with phased handovers starting in late 2026 and continuing through 2027. Nakheel has awarded more than Dh13 billion in construction and infrastructure contracts, and in August it released 44 beachfront villas on Frond F ranging from 7,500 to 12,500 square feet. "Palm Jebel Ali is taking shape as Dubai's next iconic waterfront destination," said Khalid Al Malik, chief executive of Dubai Holding Real Estate.
Why it matters for buyers
The timing is the point. Dubai's earlier mega-communities often welcomed residents years before a supermarket or a clinic opened nearby; here, the retail hub is scheduled to open alongside the first wave of handovers. A grocery anchor, a hospital brand and a nursery on the island are the amenities that end users — as opposed to investors — ask about first, and they underpin rental demand once the villas are occupied. For anyone weighing an off-plan purchase on Palm Jebel Ali, The Yard is a concrete signal that the island's daily infrastructure is moving on the same schedule as its homes.
One retail centre does not complete a community of this scale, and Nakheel's own plans include a further 9,000-square-metre retail centre and a mosque designed by Skidmore, Owings & Merrill. But The Yard is the first amenity on the island to come with a brand list and a date — and that is what turns a location on a map into a place people can picture living in.
