Nakheel Begins Handover of 892 Homes at the Redeveloped Jebel Ali Village

One of Dubai's most anticipated residential redevelopments has reached the finish line: Nakheel, part of Dubai Holding Real Estate, has begun handing over 892 villas and townhouses at the renewed Jebel Ali Village. Residential construction and core infrastructure are complete, and the first residents are receiving their keys. For the market this is a rare case in which a large volume of completed homes arrives not in a brand-new district, but in a location with history and an established reputation.

What the community offers

Jebel Ali Village spans 80 hectares of low-density development and is designed for around 5,500 residents. The line-up includes townhouses of 268–315 square metres and four- and five-bedroom villas on plots of 641–706 square metres. Walking and cycling routes, sports facilities and children's play areas, landscaped parks, a community pond and swimming pools within the residential clusters are already in place. The next phase will add a community centre with retail, a clubhouse with a gym, padel courts and event lawns.

Location and connectivity

The community sits alongside Sheikh Zayed Road, within easy reach of Ibn Battuta Mall and Discovery Gardens Metro Station. That combination — low density, generous green space and direct access to the city's main artery — is not common in Dubai and has traditionally underpinned demand from families.

The return of a landmark village

The original Jebel Ali Village was built more than 40 years ago for British and Dutch professionals working at Jebel Ali Port. By 2022 its 290 historic homes had been dismantled to clear the way for a full rebuild. Four years on, the district is back on Dubai's map — at three times its former scale.

"Jebel Ali Village has long held a special place in Dubai's residential history, recognised for its strong sense of community and enduring appeal," said Khalid Al Malik, CEO of Dubai Holding Real Estate. The start of handovers confirms a trend of recent months: Dubai's market is being replenished not only with off-plan launches, but increasingly with completed homes in proven locations.
