Dubai South launches major construction: AED2bn contract for HAYAT residential community

Dubai South Properties has announced the signing of a major contract worth AED 2 billion UAE. The agreement is with renowned contractor Mohammed Abdulmohsin Al Kharafi & Sons LLC for the construction of several phases of the luxury master-planned residential community HAYAT. The project will be an important step in the development of one of Dubai's most dynamic neighbourhoods.

HAYAT by Dubai South is a state-of-the-art integrated community totalling approximately 10 million square feet. It is strategically located in Dubai South, just minutes from Al Maktoum International Airport. Residents will enjoy excellent transport accessibility with key thoroughfares - Sheikh Mohammed bin Zayed Road, Emirates Road, as well as the Jebel Ali and Dubai South free zones - passing close by. The project focuses on a balanced lifestyle with an emphasis on well-being and comfort.

The development will comprise approximately 2,500 residential units in a variety of formats, including townhouses, semi-duplex and detached villas, mansions, as well as apartments and apart-hotels with layouts ranging from one to five bedrooms.

Construction will start in the second quarter of 2026 and the first phases will be completed by 2028. The HAYAT project was launched in 2025 and immediately attracted a lot of interest due to its unique positioning and emphasis on wellness elements.

Contractor Mohammed Abdulmohsin Al Kharafi & Sons LLC has a solid track record of delivering major projects in the region, which guarantees high quality work. Dubai South CEO Nabil Al Kindi said, "Since launching in 2025, the project has enjoyed strong demand due to its unique location and wellbeing-focused features. The appointment of this contractor is an important milestone in the realisation of HAYAT. We continue to expand the residential portfolio in line with the Emirate's long-term vision, including Dubai's Urban Masterplan 2040 and Economic Agenda D33."

The development will offer residents a variety of infrastructure, including shady parks and walking trails, family recreation areas, sports and health facilities, swimming pools, landscaped gardens and relaxation spaces. There will also be a community mall with shops, cafes and services, as well as picturesque lagoons and a lake. The entire Dubai South area already features a GEMS Founders school, hypermarket, mosque and convenient transport links to Expo Metro.
