Citi Developers has officially started construction work on ARYA Residences in the prestigious Dubai Islands neighbourhood. The groundbreaking ceremony took place on 9 March, marking the project's transition from the start-up phase to active implementation. This event strengthens the developer's position in the waterfront property market and underlines the growing interest in the Emirate's new coastal locations.
ARYA Residences is located directly on the first line of the marina and offers residents unobstructed views of the sea, yacht harbour and green areas of the islands. The complex is a compact low-rise building with a dynamic sculptural façade: ground level, mezzanine, two podiums, ten residential floors and a rooftop area. A total of 68 exclusive residences will appear here - from spacious apartments with one to three bedrooms to four and five-room duplex penthouses. Each property features wide balconies with personal sky-pools, panoramic glazing and a thoughtful layout that maximises the use of natural light and seascape.
The project concept is based on Citi Developers' signature Neo Luxury philosophy. ‘I don't create buildings, I create feelings,’ emphasised CEO Zoraiz Malik. - For me, luxury is not about excess, but about the essence. With ARYA, I wanted to create something that doesn't follow the rules, but rewrites them." Architecture with flowing lines and dynamic spaces is combined with art integration: the three-storey high lobby will feature a large-scale work by renowned artist Alec Monopoli, transforming the entrance area into a real gallery.
Special attention is paid to the lifestyle component. The exclusive Eleventh Sky zone with infinity pool, private cabanas and sunken bar will open on the roof, offering views of the marina and Dubai skyline. Wellness amenities include a spa, yoga studio, Roman baths, hammam, fitness room, swimming pool, private cinema and several social lounges. All residences are equipped with advanced smart systems, including the Citi Buddy AI assistant for home management, security and daily tasks. Interiors will be fully equipped with Miele appliances and premium finishes.
The property is scheduled for completion in the fourth quarter of 2027. The residences will start from AED 1.9 million UAE dirhams. A convenient 60/40 instalment plan is available to buyers, making the project attractive to both investors and those looking for a permanent home in the dynamic coastal area. Dubai Islands, with its 21-kilometre beach, nine marinas and world-class resorts, is already emerging as one of Dubai's most promising clusters.
Citi Developers' new project not only adds a striking accent to the architectural character of the islands, but also sets new standards for waterfront housing, combining contemporary design, technology and emotional atmosphere. Construction is already underway and the first residents will be able to see the result in a year and a half.
